MAIN STREET PROMENADE SECURES ANCHOR TENANT FOR DOWNTOWN PROJECT


VISALIA — Main Street Promenade, the newest addition to downtown Visalia, has
secured Keller Williams Realty as its anchor tenant.

Keller Williams Realty has leased the third floor of Main Street Promenade and a retail
center on the first floor of the project, which is currently under construction at Main and
Bridge streets. Built in four phases, Main Street Promenade will include 60,000 square
feet of mixed-use space including retail, office and restaurants when complete.

“ We grew very rapidly as a company and we needed more room,” said Brian Icenhower,
chief executive officer of Keller Williams Realty Tulare County. “ We wanted to have a
larger presence in the downtown area and contribute to the city’ s focus on growing our
downtown. Having our agents and staff plus their affiliates downtown – that’s 130 people
eating and shopping downtown.”

Keller Williams Realty will move 130 agents and staff to its new location in spring 2011.
In the next 90 days, the company will also open an office in Tulare’ s new Blackstone
Professional Center on Hillman in Tulare.

Craig Mangano, president of Mangano Company, which is collaborating on the Main
Street Promenade project, said he is pleased with the level of response from prospective
tenants.

“ We’re getting calls from people who understand that being a part of Main Street
Promenade will have an impact on downtown,” Mangano said.

Main Street Promenade, LLC, is a collaboration of several local builders and developers,
including brothers Craig and Andy Mangano, Bob Dowds and Stephen Peck. Mangano
Company Inc. is a family business that has been developing quality retail, commercial
and residential projects throughout California for the past 40 years.
The project will be an extension of the downtown fabric with typical downtown Main
Street pedestrian features such as mid-block pedestrian crossing, corner bulbouts, and
outdoor dining and seating.

The ground floor is expected to be a mix of retail and office space ranging in suite sizes
from approximately 900 square feet to over 5,000 square feet. Second and third floors are
designed to accommodate similar sized suites. Other amenities include reserved on- and
off-site parking lots.

The Main Street Promenade is another project where the principals’ vision, attention to
detail, commitment to quality, and value will result in another innovative and precedent-
setting project for the community.
